I do and would, it makes it easier in the long run. Especially as you accumulate more properties.

I would try to get the deal under contract and then ask for a bank statement or any other verification the seller can provide.

Unlikely that commercial buildings are vacant in this market. Your best bet is connecting with brokers.

Yes. He would definitely get an equity bump and possible return pref in addition.

I would talk to 2 or 3 more lenders. I have personally never heard of this. Is not being able to qualify due to your DTI?

Side note, some conventional lending starts at 5% down. This program comes and goes though, I would ask your lender.

No, you just have to occupy the property within 60 days of closing.

This should be a real estate agent question. In Utah, they can sue you to perform on the contract.
