I would say is don't hesitate. Why can't you do both? School and Invest in real estate? Believe me it's very much possible. It's just time management. Now I did my first few deals with $0. What I did not sure if its unique but I did alot of pass through deals with the title company. Basically double closing, where the end buyer's money will cover the closing cost and your wholesale fee. But not all title companies will allow this. And a way around not putting up earnest money is extend your window for inspection and allow your buyer to put down his EMD so that covers yours with the seller. Hope it makes sense.
