Hello there Joe-

I want to construct a business plan much the same as BMR has, do I have to have the S-Corp for short term flips and the long term hold and sell under the LLC?

Can I use a C-Corp instead of S-corp (tax purposes)?

There is only two ways to find out how many liens are on a property and that including tax liens, judgements, etc.

First you could possible run the owners credit and then you will know exactly how many liens are on that property.

Second you can pay a search company to find out all the details you need to know, but this is limited to a certain % of accuracy and option 1 is your best bet.

Oh and even though they are at trustees sales you are still going to open title when you purchase the property right, so yes that is how they assume your business.

When you purchase a property and have the proper title insurance you do not have to worry about this. But you will need to know that under no circumstances will you be able to get rid of IRS liens (they will be there until settled appropriately).

You can also do this without having someone in as a broker I usually look up title companies on the net and call them up myself. Just be straight forward with them and they will usually give you an account that has about 25 to 50 searches (just get like 4 to 10 accounts). Once you have sent them some deals they will gladly hook you up with unlimited searches.

And do not forget that some title companies have the NOD search right on the account that they give you, so instead of waiting for them to send you the list (which can be outdated and sometimes a waste of time) you can just search current listing yourself.

Hello there-

Does anyone know the typical cost per sqft to build a commercial stucture? I would like to know how much it would cost to build a 50,000 sqft apartment complext that goes up two to three flights and provides concrete parking (for two) for each unit (50 Units).

P.S. I don't need exacts I just need a rough estimate and make sure that it is on the high end not the lower end, thanks again.

If that didn't work go to real estate seminars on google or yahoo and see what comes up. If you are not sure read what they have on their home pages and do some research to narrow down your pick. Once you get to where you want then take it from there (that being if you are that type of person that wants to go to a seminar), or you could ask about what you want to learn. You will be surprised at how much we know as a whole so just try asking and you will see.
