Hey Jared-

I all most forgot one of those homes you were looking at was a HUD home right? Do you inquire about FHA loan programs?

If so and I can help you get all the info you need in order to get started and make it happen. There are also many grants avaliable through government funding that people do not use. Tell me what you have in mind and I think I can guide you to make it profitable to use these grants and loans!

Sounds good Tony but I would try and see if putting an amount that they would receive in order to try and get some leads. Like I am going to send out a flyer in my local area saying that I will pay $1,000 for any infromation on abandoned properties (if I purchase said properties).

This is not true nor is it the proper order that a property gets listed as a short-sale. Usually the owner will default on the loan itself and try to get back on their feet by selling said property to cover all cost and make a profit. Months will go by and eventually the bank will step in to offer the property on the MLS as a shot-sale, the bank is selling the property (sometimes with the owners help) as a loss and is not receiving all the money the originally lended.

Homeowners beware for the bank is allowed to file a defiency Judgement against the owner for unpaid balances left over that did not cover all cost through the sale of said property (interest, attorney fees, etc.)!

Hello there vik-

Your best bet is to look up title companies on the web that are local to you and take one of their title reps to lunch. During lunch tell them your plan in detail and why they should give you a title account. If you state your case clearly and effectively then obtaining that information should be fairly easy.

But make sure that you do deals or after so many months with no deals from you the title company will pull your account! Good Luck.

I wouldn't really worry about title or lien issues until you actually get a bite. Obviously once you get a contract running a title search would be essential.

This is true to a certain extent but I wouldn't want to waste time investing a property that has tax liens. I once had a real good deal that turned up $629,000 of tax liens and that killed the deal instantly. Well I guess we all have are opinions on what should be first and what should be on the back burner.

HUD ANNOUNCES MORE THAN $18 MILLION TO HELP DEVELOP HOUSING FOR VERY LOW-INCOME ELDERLY
WASHINGTON - U.S. Housing and Urban Development's Secretary Alphonso Jackson today announced $18,440,932 in Section 202 Demonstration Planning Grant (DPG) funds will be awarded to 75 sponsors that provide supportive housing for elderly projects.

"This funding will help many organizations cope with the complexities of developing these important projects and allow them to help more elderly people in their communities," said Jackson.

These "predevelopment" funds will assist sponsors of these Section 202 Elderly Housing projects in 31 states. The grants will help them bring their projects from the award of a Section 202 grant to initial closing within the allotted 18 months.

The Section 202 DPG Program will provide upfront funds for such predevelopment activities as architectural and engineering work, site control, and other expenses related to the development of the projects prior to initial closing. Without the grant funding, such costs would not be reimbursable until closing or would have to come from other funding sources.

To be eligible for the grants, the activities must otherwise be eligible for funding under the Section 202 Supportive Housing for the Elderly Program. The maximum grant amount per single application is $400,000, however, no more than $800,000 could be awarded to a single sponsor or its affiliated organizations.

Subsequent to providing predevelopment grant funding to the selected applicants, the Department will assess the impact of the availability of such funding on the ability of sponsors to expedite the development processing of Section 202 projects.

Wonderful advice Ryan, what skip trace company do you use and how did you get a hold of them? Typically I use www.whitepages.com and if that doesn't work I go with 411 and try to see about residential listings (ofcourse this is after I have found out who the owner is).

The easiest way to do this is set yourself up with a title rep that can give you access to a title account to look up the info you need. Not sure how much money is out there for other states but I do know that being able to find out if the property has any tax liens and having a title account is a really good advantage.

Flyers are allways a good advantage but like Ryan said if you are not willing to spend the time to look yourself than it might not pay off. Oh and try sending flyers to mail handlers that have routes if they don't offer the information you want for free!

Okay since I got into the REI game and realized how much money there is out there I am constantly on the computer comparing deals. And ever since this happen and me passing the state where my matabolism works faster than I eat has gone :shock: , It has all been down hill from there (Or shall I say Fat Hill :lol: )!

I wanted to know what types of power workouts I should do in order to get physically fit and healthy? Mind you I want to be in shape not really bulky or buff, I would like the swimmer look.
