Welcome! Seems like you already have experience, a niche, and a client base... Don't be scared, dive in!! You win some and you learn some... either way you're moving toward your goals. Don't get paralyzed with what-ifs. No time like the present. There wil always be people throwing flags on why it's a bad time to buy... and they'll probably stay on the side lines. Don't be that guy. You got this!

That’s where I’m at I don’t want to stand on the side lines but I hear rates are too high and housing prices are too high. People say to wait for the housing market to go back down because it will eventually. I am open to a good deal I just am taking this time to learn and research to see where the best places are.

Great time to buy, rates are high and fake investors are crying. I may not depend on MTR for rental income

Let me just ask you this the way I’m learning it is that having a high rate great and the purchase prices are up way higher in some areas than it should be. Why would that be the time to buy and why not mtrs? Because traveling nurses me being one of them are still renting. Still rented all through the pandemic always needed a place to live? Just curious

Hi Lora- welcome to BP! You are definitely in the right place! Have you considered financing options for your investments?

I have no I read a lot about creative financing options, i am also a travel nurse and have some savings but I want to find what else is out there so I’m not draining it all on the next property.

Welcome to the BiggerPockets forums!

Definitely read "Long-Distance Real Estate Investing" by David Greene. Then watch the YouTube video by BiggerPockets own Dave Meyer where he gives specific data to show which markets are best for investing right now.

Today's prices and mortgage rates make it tough, but there are still opportunities out there if you put in the work.

Here's a guide that describes what good cash flow looks like and how to analyze a property.

Thank you so much! I have read a few books from bigger pockets but I will be sure to get that one

Hi! This is my first time posting on here as well as my first time investing in property. Me and my fiancé have one property that we rent out on furnished finder for traveling professionals but I want more! I just am not sure where to start, if this is a good time to buy with the rates being so high and I would like to have them in multiple cities in the country. I do want to stick to MTRs being a traveling nurse myself I know what they are looking for when traveling as well as what it’s like being on the other side of a rental on furnished finder. I have read multiple bigger pockets books and I’ve learned a lot. I am alittle scared diving into the unknown. Any advice is appreciated!
