Hi @Hunter Gibson, in my experience, you'd do well for a STR or LTR in Denver, Mooresville, Huntersville, or even University/North Charlotte if your desired demographics are out-of-towners or staycationers looking to AirBNB / travel nurses. @Alec Barnes, as a multifamily manager, I agree with Bjorn, I look at ledgers and leases first! Regardless of whether the home is occupied or vacant, when walking then home I look at the baseboards, the ceiling fans, HVAC return, the corners of ceilings, crown molding (if applicable), etc. This tells me how often the tenants do a 'deeper clean' for upkeep. Personally, I give additional attention to the small details.

Congrats on that @Taylor Williams! That is a huge win! I signed new tenants on to my SFH in Denver (NC) for a n 18-month lease. Albeit I wasn't interested in selling, due to the incredible interest rate I locked and I'm interested in growing my portfolio, and PMC. I would promote the Denver area, without a doubt.

Interested to see / hear what other areas are successful.

@Kevin thank you so much for replying! This is great. You make a wonderful point, I want to attract and retain GOOD tenants, that's my goal. My SFH is in a large development, super pet friendly, etc. I own a corner lot (.25 acre with a nice backyard), the tenants were drawn because of this too. The tenants moving in to my SFH this month are wonderful, as I've already met with them a few times. They have two labs, I don't think I want to charge an astronomical pet fee at move in, which is why I turned here. I like the idea of a pet deposit for the tenants and the pet cleaning fee upfront!

Have your tenants responded well to this?

In my experience managing apartment communities, we have charged renters a pet fee (nonrefundable) at move in AND a monthly pet rent. 

I'm renting my SFH for the first time and am unsure how to charge the future renters for their two (larger) dogs. What do you all recommend for the Denver NC area? I was thinking $200 move in fee for each dog and $20 monthly per pet. Reading past forums but unsure of current conditions.

Hello! I have signed up for BP PRO - woohoo! I'm getting my RentRedi account set up along with the PayRent portal for my future tenants. I have read through some FAQs and even tried the chat bot but cannot locate the answer to my question. Does anyone utilize and know if it is possible to add TWO renters to the same property in PayRent?

I am gearing up to rent out my 3 bedroom (with a loft), 2.5 bathroom home in Denver, NC for the first time. I'm debating offering a 12-24 month lease term.  The house is on a corner lot, built in Dec. 2020, 1/4 acre in a subdivision, right under 1983 SF. I installed a mini-split to the garage (standard two car).

Schools are: St. James Elementary / Westlake Preparatory Academy / Lake Norman Charter, East Lincoln Middle, East Lincoln High (great school district).

Do I leave it semi furnished; king size bed, night stands, washer and dryer, tv in the loft, twin size day bed in one bedroom. OR do I simply leave the kitchen appliances (fridge too), and the washer/dryer?

Do I include a utility addendum that outlines the charge for internet (paid to me by the renter) and keep the internet in my name? In the same respect, my water usage averages under $40 a month however, not knowing how many tenants may occupy the home, do I charge a flat rate of $100 and bill them any overages or 'eat the overage'?

TLDR: Should I rent out semi-furnished or empty? 12-24 month lease term? Utilities included or in tenant name?
