Hi @Dawn Brenegan and thanks for the warm welcome. I keep a very close eye on the listings and I do have an agent who occasionally learns of properties before they're on the market. I'm most interested in Holly Springs, Apex, Cary. Might consider Raleigh/N. Raleigh/W. Raleigh. I'm steering clear of student rentals (I have too many college-aged kids of my own to deal with...LOL!). I like properties that suit lower income housing "pockets" in higher income neighborhoods...it's worked well for me so far. Nice to "meet" you!

I make it my top priority to attract the "best" tenants which in my mind means people who pay their rent on time, take decent care of the property, and don't move. Some things I've offered that have resulted in long term, good quality tenants have included a fenced yard, off street parking, and a washer and dryer. For the washer dryer, it says in the lease that I am providing it as a courtesy item, but (unlike other appliances) they are responsible for its maintenance, repair, or replacement. I also allow pets, and those tenants rarely move because it's so hard to find a new place that allows pets, and especially with a fenced yard. Good luck!

My success story is about my second investment property. It is a 4 bed, 2 bath single family home on .75 acre. Bank owned, it sat unsold for nearly a year due to foundation problems. I bought it for only $70K, put $20K into fixing the foundation problem, new a/c and heat, new roof, interior renovation, and landscaping. Tenants love it (it rents within a day), cash flows at about $600 in pocket per month, and is valued at nearly $160K after only 1.5 year. To boot? It's located in a corridor that is currently mixed residential and commercial, with future commercial expansion...great future value for the land itself. Yay me!

Hi. I'm new to the site but not quite new to real estate investing. I currently own a primary home, a vacation home, and two rental properties. I'm interested in finding rental properties in the Triangle area, preferably multi-family, but might consider small single family homes with future land value potential. I am also preparing to sell a double wide mobile home that's on my lot in Bracey, VA, on Lake Gaston, so I can build a custom home on my lot.
