Thanks for the advice. I just find it super strange that my ad, that had been up for weeks with no issues suddenly gets removed after I turned down the part/time RE agent and program director assistant's hand picked applicant. She was very angry that I turned down her applicant and even accused me of discrimination. I have resorted to FB with a biz profile and have blocked her profile so we will see what happens although I haven't had any luck with FB before.

I've had a Craigslist rental ad up for weeks with no issues, no discriminatory verbiage, etc and since I had a "run in" with a local RE agent who was trying to force me to take her applicant (who was on every program in the book; not that there is anything wrong with that) I believe she is behind the flagging since I wouldn't accept the applicant.
It was mostly based on the fact that the applicant just took it upon herself to have this RE agent and another program director ninja my showing to the tenant. I thought to myself "what if some disagreement crops up during this applicant's tenancy? Is she going to go running to this RE agent (who was being evicted two months ago herself) for more bad advice?" The applicant had this RE agent fill out my automated application on the web and did a terrible job of it leaving it amazingly incomplete with a bunch of "N/As" just to try and rush this applicant through.
I waited for 48 hours and reposted. Sure enough it was removed again. Any advise?

@Bob Stevens. We both have full time jobs plus in addition to rental property so yes, 1 yr and 1 month. House was quite neglected for 40 yrs.

Just took a year and one month to get a 2600 sq ft duplex into beautiful shape. It's in a "B-" area and the young married couple who signed a year's lease July 1st, just broke up and are filing bankruptcy. He had more than sufficient income to rent the place, however he was the one that broke the news and didn't reveal whether or not he lost his job. He said he will be out in two weeks. He expects me to keep their security deposit, which I will. The other apartment I just wrapped up and am in the process of renting out. Had quite a few bites but am turning down several applicants as their stories don't match up to my screening. Kind of dreading this going into the winter (upstate NY)
I did screen extensively and they were the best of the bunch!
Any other advice on this?

I feel your pain. I purchased a run down 2600 sq ft "single family house with inlaw apt" and have converted it into a proper duplex. I work full time plus on call running my local county's 911 system and law enforcement dept's hardware/software. I also manage my husband's full time HVAC business on the side. Fortunately hubs can do all the major work which included changing out the entire electrical system and heating systems. I'm responsible for all the "cosmetics." Managed to get the upstairs apt rented out to fairly stable tenants July 1st and hoping to wrap up the downstairs (much larger) apt by November 1st--takes me a month to properly screen. We probably did over improve but it is worth it to get decent tenants. The place totally had 40 years of deferred maintenance (replacement windows, tore down an "alcove" and made it into a nice porch) Probably the only thing good on it was the roof which was let go for much longer than it should have been and previous owners were forced to replace it due to leaks.
It's rough but it can be done!

"Supply side hoax?" LOL! In Germany and Sweden EVERYONE pays high taxes including the low income segment. (VAT, etc) Until recently, they have also had a very strict immigration policy which the United States couldn't even come close to.
U.S. tax code actually rewards poverty by giving tax CREDITS for being low income. Add up the benefits, TANF, SNAP, EBT, MediCAID (which is free cadillac healthcare especially in BLUE states such as NY, compared to MediCARE which covers very little and has copays), WIC, HEAP, Section 8 and a myriad of other programs/assistance and a single mother of 3 makes an equivalent of $60-70K a year tax free.
No incentive to participate in the American Dream. No incentive to see that your CHILDREN have a decent education; generation after generation have that "safety net."
And the costs to administrate all these programs? Astronomical. Since when has government been a better adminstrator of funds than the American worker as a whole?
Never.

The article also seems to be promoting the "Heroes Act" which is frankly scary, but not surprising for Time.
It is unconstitutional for local governments to pronounce leases virtually null and void by enacting rent and eviction moratoriums.
With the Left it is always symbolism over substance, emotionalism and nothing is ever thought through thus leading to the dreaded unintentional consequences.
