Quick update!
I have a property under contract that will cash flow right off the bat with little fix up BUT the plan is to move in for 6 months to a year while I make improvements.
It is a 2/2/1 with a great floor plan and can easily be converted to a 3/2/1!
Hope to close by 1/28/22 and find more.

That sounds like a great strategy. What are you using to estimate rentals prices considering these are new builds? I assume there are existing rentals in the area?

We just bought a STR in Kissimmee, FL which is also another good option. Lot of demand in the STR realm. Happy Investing!

Thanks for reaching out. I am finding that it is difficult to find properties to use the BRRRR method on at present. You are correct, Id like to reuse equity as much as possible. Will continue to look for and analyze properties and any tips are appreciated!

I've owned single family rental properties in the past BUT am just now learning about, and from BP. I've learned about some of the mistakes that I didnt know I made when I owned rentals and am working towards getting back into investing.
