Great idea, Jon! Here is the info:

It's a 4 plex that is in very bad shape. The absentee owner is tired of dealing with it. It's also in a pretty bad part of town, but there are other complexes in the area operating without a problem it seems.

2 BR 2 BTH per unit

900 sq ft each or 3600 sq ft total

Asking price = $24,000

Repairs estimated by contractor = $70,000

ARV according to Zillow = The "Zestimate" is $166,057 (not sure how accurate that is, I ran some comps and it's looking more like it will sell for $120,000-$130,000)

TAV = $6,600 (why is that so low?)

I'm hoping that's all the info needed to make an informed decision on y'all's part!
