This is for all you Pros out there, what kind of contenginecy do you usually put on your offer? Ever had any problem with these when contenginecies were not meet at the time of closing?

Thanks for the reply. I have read the thread before making the post. That thread talks mostly about the financing mortgage through LLC, which answered some question for me. Could someone comment on other aspect such as Tax and liability?

Hi,
What are the advantages/disadvantages of creating an LLC when buying a commerical property? I understand how LLC offers legal protection ina business situation, but how does it apply to real estate?
Also, do I take out a loan personally and transfer the property under the LLC name or borrowing using LLC? Are there any Tax advantages/disadvantages?

I am considering to invest in a commerical property with great cashflow but do not have enough for down payment (100k). Even with the home equity loan payments at current interest rate, the cashflow is still positive. Is this a wise decision or are there any better alternatives?
