I am considering to invest in a commerical property with great cashflow but do not have enough for down payment (100k). Even with the home equity loan payments at current interest rate, the cashflow is still positive. Is this a wise decision or are there any better alternatives?
I say don't re-invent the wheel. I would try to locate someone with successful experience in the area and the market. Then, to start out I would pretty much duplicate their system.
