thank you very much. you've said the magic word (fraud). Not something i want to specialize in. She has not went forth on the shortsale yet. she is only 2mths behind. i wanted her to set something up to protect her from liens on the other 2. but what i will do is tell her to go and see an attorney in fl. instead. And fl is under homestead but im not sure if that would stop a lender from placing a lien on it. thanks for the input.

I have a client that wants to do a short sale but they currently own 2 sfr in fl. with equity. She wants to do a short sale on a home in jersey but i want to protect her other assets in fl. Should i have her put the properties under an llc or a trust. Any feed back on this would be very helpfull.

anyone is able to join the mls not just realtors. you can become a member for about 300 a yr. it is well worth it if you plan to invest in your area.

Can someone post a copy of a letter of intent that they would use to purchase an individual property from a wholesaler? It would help to see what must go on there so i can send one over asap. thanks in advance.

I have a client with 5 properties 4 invt. 1 o/o. He wants to refi all of them. he has 1st and 2nd mtgs. on all of them his ltvs are alll around 80%. I cant find an investor who would refi him with stated income since they are mostly all investment. is there an institution that would refi all of them into i lump payment? i know they would need a note on each individual property, but is there any way to help this guy out?

I know of a Mortgage broker who does not have his own company but writes his own loan. He calls himself an independent mortgage marketing agent. He claims to keep 100% of his commision and is set up with over 40 banks. I know this sounds a lot like a net branch but he works under his own name "we make dreams a reality.com". you are welcome to google it. I am not a greedy person but i feel that a lot of brokers write now are to unstable to work for. Please provide any feed back that would be of assistance.

Hey William, My Partners and i have been heard that some people do get the deed transfered to them. But my question is can the trust turn a profit from the sale? If it does, how does the bank allow it if they are the ones taking the loss? Please help me understand this part. We have a lot of clients who would agree to do this as long as we get the Paper work off their hands.
