@Ana G. Hey Ana, Thanks for dropping some knowledge on us and helping ! You mentioned to "partner" and JV with wholesalers.

Since you are experienced in this, I was wondering what do you think is a good approach to contact wholesalers with the intention to co-wholesale their deals? What kind of pitch would one do if contacting wholesalers from Craigslist or on-line?

@Ana G. Hi Ana, Congrats on wholesaling 4 -5 deals a month. I tried contacting wholesalers to help market their properties, but they don't seem interested in doing JV deals. You mentioned that you now wholesale 4-5 properties every single month. So how do you market to consistently get leads for all these wholesale properties? Thanks.

When co-wholesaling with other wholesalers, some advise getting either an Assignment Contract, Marketing Agreement or Flex Option to gain control of a property from a Seller/Wholesaler to pass on to your End-Buyers. The Flex Option gives both the Seller/Wholesaler and Investor equitable rights and flexibility to sell, so the Seller/Wholesaler's property is not tied up. If one uses the Flex Option to take control of the property, what would be the best way to keep the End-Buyer and Seller/Wholesaler from going around the Investor's back and cutting him out of the deal, since the Seller/Wholesaler can continue to market to Buyers on his own efforts? Hi,

I've noticed that most FSBOs are not receptive in doing a lease option or terms type deal.

Some say don't use words like "lease option, lease purchase or rent to own" with sellers because a lot of sellers really don't understand and it may confuse them.

I've been unable to find sellers that will entertain doing a lease option or terms type deals.

I've heard that some use expired listings as a lead source but I've been unable to get a Realtor to provide any expired listings so I tried to contact the FSBOs directly on-line.

Not finding any sellers that will do creative deals like lease options or terms.  Am I using the wrong strategy for this market? Is this strategy mainly for a down market? Is there anyone else that is actually having real success with this strategy other than the people that are selling the real estate courses?

What sort of email message or text message could be used to get sellers that may be interested in doing a lease option or terms deal to raise their hand?

Hi, I had a landlord insurance policy with State Farm insurance for my rental property. I file one claim with State Farm for storm damage to my roof and now State Farm will no longer insure the property. Can anyone recommend a good landlord insurance company to insure rental properties in Maryland? Thanks.

Hi,

I'm looking for motivated sellers that may do a wholesale deal, subject-to or lease option deal. I thought a quick email message to sellers advertising on-line would get sellers that are interested to raise their hands and call me, before I start asking them detailed questions about their house and situation.

I thought a message like the one below would let the seller know that I buy two ways: Cash or Terms.

Any thoughts or ideas on how to do this?
