Like Christopher said in his post,  that is when you understand that investing is arisk calculated transaction.   

Then you just make money, build wealth and pay less taxes.

Learn in this community.  Read about house hacking, the best thing you can do starting tomorrow since you are young. 

Then go into the market fora triplex, Fourplex find investor local clubs.

You need 5% down and total Income(more that one person) 10Kk to buy a 600k triplex. 

Or you get owner finance and you start you journey to build wealth.

I go to the one in Squadron Restaurant  Multifamily deal GRoup being around for some times. 

Great meeting  every 2 Tuesday  next Tuesday there is one see you there.

Guys is the old rule 80/20 

We are STR and buy and hold (that how you build wealth) group.

So we come across people that want to buy more to do Airbnb to do pat-split etc.. 

and the other 80 I am frustrated. Check the MLS selling Multifamily 50% are furnished and remodeled. You don't furnish to sell that is rental gone bad.

The question is why it went bad? and most of the time is bad management, bought the wrong price, Interest and Insurance to the roof and, I cant get out the Bridge loan to do a DSCR loan etc ...

Simple hands on, work do research and minimize risk.

I don't know the details but I am closing a DSCR Monday 7.25% 885K loan shop around I don't like to change lenders but it is a numbers game.

I/O for my buy and hold I love I/O, you are in control of the monthly payment. If you want more cash flow you invest in your mortgage. That has a 7% tax-free return. And lower your monthly payment so you get the cash flow you need.

There is a meeting every two Tuesdays at the Squadron Restaurant next to the Airport. 

30 to 40 people from newbies to Buildings owners.  It's a very nice group with a lot of knowledge. 

They Focus on Multifamily and Flips.  They are in Meet up and Eventbrite
