I have a section in my lease specifically stating tenants are not allowed to make any alterations to the property with my written consent. Do you have something along those lines in your lease, and if so, was the painting done before you purchased the property or after?

I read previously from a landlord on BP that he does not allow his tenants to paint any walls because they might start thinking they have an ownership in the property. (Interesting analogy)

If the doors are painted, then I think that would constitute actual damage. Read through your lease and also check your state specific laws.

Research, to negotiation, to acquisition, type of financing and how the financing was acquired, type of repairs/renovations needed. Strategy and reason for purchase.

I got to this forum late. I would say if they are in good condition just to put a poly and make them shine.... Like you already did. Good thing is once they get worn you can sand them down and stain them. Pretty much makes them brand new. Keep in mind if they are engineered hard wood you have a thin layer to sand and they can't be sanded as many times as solid hardwood.

It largely depends on the tenants currently in place. Do you want to keep them? On properties I've put offers on that had tenants I told the previous owner I wanted to keep the tenants right where they are. I guess it depends on the situation.

This is a really interesting question. Here is something I read on yahoo finance the other day.... 1/3 of someones income going to rent is considered a financial strain and a large amount of Americans are in this "financially strained" position 1/2 of income going to rent is considered very financially strained and that there are also a large number of people in this situation. I would say 2x income is too low. 2.5 is the lowest I think I would consider on a high end rental. Then again, 10К a month rental is of course extreme and I have no experience in such rentals so I'm not sure what the norm would be.

In Nashville on decent properties on the MLS your offers have to be made the same day, on good deals they have to be made within the hour they hit the MLS.
