Hi Alex, while provision of a refrigerator is not required for a rental, the decision to do so depends on your market, price of your rental and what target tenants you're aiming for. I would say in general equipping your rental with a refrigerator makes it simpler for renters, would likely result in quicker occupancy, overall lower carrying costs and increases your rental value.

Hi Ben, I think every market has it peculiarities. It is a good practice to partner with or network with someone or a team familiar with the local market, whichever market it is. None of the stories mentioned by others in this thread are unique to Baltimore. If you are going alone in any of these markets, you're at a higher risk with issues. So partner up, Charm City has many neighborhood that may fit your criteria, especially if you are interested stabilized, turnkey assets, or growth properties and not down-market flips. Thanks Joe - much appreciated. I see that you're an investor/realtor. I've been looking to take the RE exam and hang my license with a broker in MD while working part time and to facilitate investing. Do you have any advice to which brokerage might be friendly to investor RE agents? thanks in advance, Luke

Did you finally find a brokerage to hang your license in MD? which one did you go with? I'm thinking of doing the same, but part-time, with the means to facilitate REI for myself, family and friends. Any experience you found useful would be appreciated.

Hi everyone, I'm assessing whether to cash out ReFi a property to completely pay off another mortgage, or just pay down the second mortgage and ReFi. Paid off property could use HELOC at a higher rate, or ReFi at a lower rate with fees. Suggestions or thoughts?
