@Adrian Williams  DM is certainly hit or miss @Account Closed (mostly miss ;-), but overall is a numbers game. Try different lists, track response rates, compare, and go with your best lists to repeat. Certainly interested to hear what your results are in Columbia!

@Chris Nowlin I think the example provided looks viable. It's hard to evaluate hypothetical numbers to see how they will pan out. Do you have a specific property that fits this mold? 

In addition, you can always look to Lease Option a property FROM the owner, and Lease Option the same property to your Tenant Buyer. This doesn't require you to actually own the property but still control it and potentially set yourself up for money up front, monthly, and on the back end.

I am looking to find investors who are using this exit strategy for their business who can provide any Automation tips for the selling process.  Software used, roles in the showings, closing coordination, due diligence, etc.

Hi All!

I wanted to reach out to this group and see who is currently doing terms deals - mainly selling on owner financing or lease option.

I would love to get feedback on any and all tips on automating the selling process as much as possible. 

- Who shows your properties?

- Level of prescreening performed on buyer before they can view the property

- Who is best fit to handle the coordination of the showing, contracts, and closing? This is time consuming and I'd like to know who others are using for this effort. Realtors? Closing coordinator as an assistant?

Esther - do you have an attorney that you're working with? If not, call a few. You should be able to send the attorney the details and they will draw up the necessary paperwork. 

Basic example:

Price: 100,000

Down: 10k

Interest: 10%

30 yr term

And remember to include how you get paid. The attorney can handle the rest. Hope this helps!
