Joaquin, if you can find a 4-family property in a good area, it would be a great move for you starting out and you could get "residential" mortgage financing.  If the property 5+ units, you would need "commercial" financing.  Of course, you could also look into hard money lenders in either case, but knowing what I know now, I would look at the income potential and get pre-approved through a bank.  You'll get a better interest rate if you purchase an "owner occupied" multi-family property.
