@Michaela G. investors that are looked at with suspicion, are probably doing something suspicious. I have never had that problem when I let people know I am an investor. Most of the time they are curious,and want to know more.

While there may be some controversy on the use of bandit signs, they are commonly used by investors. The OP asked for some advice on how to avoid angry calls, he is not asking how to scam money from  unsuspecting tenants. I am not here to judge others...if they are doing something illegal, the proper authorities in their local area will deal with it eventually. 

I live in a small town, there are no laws against bandit signs because I am sure there never has been a whole lot of investors here, and I am pretty sure no one on this forum knows every law and ordinance from every municipality in the U.S.  So if I asked the same question " How to avoid pissed off person calling about bandit signs?" all the people bringing in the legal advice, and personal opinions about these signs would be irrelevant, and I would get the most help from the person who suggested not to answer the phone :)

@Joseph Theriault This is one long thread! I read through the whole thing just to make sure someone gave you some great advice. There were some great ideas to help you out, and I learned some new things.

Sometimes people need to see that this forum is not to get on and force your opinion on others, or to ridicule what someone is doing,or to be the investor police.It's to offer valuable advice on the question asked to help someone out. 

I especially liked the advice of just not answering the phone haha

@Richard C. to be considered in the top 1 percent of earners in the U.S. requires an income over 700k according to Forbes. 

So like I said, Robert Kiyosaki is one of the wealthiest people in America. 

And with that my budgeted time for non income producing conversations is over. It was a pleasure.

@Richard C. "poor dad" does exist. I see him every day in a lot of people I know. I don't care if the specific characters in the book do not exist. If I waste time worrying about that, and debating people about this irrelevant detail, I would totally miss the powerful message in the book.  

Robert Kiyosaki is one of the most wealthy individuals in the U.S. that is not fiction, at some point in his life he learned something that the average person never will. So if he wants to tell a story to teach his lessons, I will listen.

@Cal C. I am aware of the controversy around it, but that doesn't change the fact that is has inspired millions to make a positive change in their lives.Dave Ramsay may have some good advice for some...but not for me...and he is the poor dad. Well, maybe not literally because he has millions of poor people paying for his stuff, but you get the point.
