Based on my discussions, it is a sellers market. Prices seem high to list. The few buyers I've talked with have not had much success with their offers.

I'm one of those strange people that would prefer it empty. If I have room dimensions and a floor plan, I can create how I think the home would look to my personal style. How many here actually provide a floor plan "map" of their properties?

Great topic as I'm in the same situation as yourself. The Vegas market isn't the best for rentals, so I'm looking at Indianapolis and Houston. Hopefully some good referrals can come from BP and those who invest in those areas. Good luck!

Corrugated drain pipe will work too. You can use fill or pea gravel to fill the trench bottom to create the flow you need. I actually use a level and as long as I get 1/2 of a bubble moving the direction I need it will drain.

I've just started looking at multi-family investments here in Vegas. I'm far from being an expert on anything but my last search found only 12 4-plexes for sale. I'm curious as to what others are seeing/finding out there.

I'm far from a RE expert, but looking at the current market price of $96/sf you could probably sell for $172K area, Your rental rate seems a bit low for the area you could probably rent for a hundred or two more. Refinancing could bring you closer to $1200/mo payment. So you are almost at a break even point.
There are a lot more things to consider I'm sure, these are just a few ideas. Losing $6K a year might help on your taxes along with the interest/taxes. Perhaps you should consult with a CPA to determine the best course of action for your financial well being.

I would not allow anything stored at the house either. I wouldn't accept the key or refund any money until a completely clean break is done. Is there a designated time limit for refunding monies? This should provide enough time for her to move out completely, and for you to change all locks.
