Really nice work Aaron McGinnis. Thank you for sharing your project.
To understand the numbers, $24K to purchase, $12K to tear down/remove, $170,500 to rebuild for $206.5K in costs, sold at $240K for a profit of $33.5K. Were there any additional or unexpected costs?

Robert Wright - Thank God, that would be more like a penalty than a prize!
As a matter of fact, I am heading out to Vegas in about an hour. Have the stippers ready and waiting. I mean the paperwork - this is a business trip you know :)

Thank you all for your kind words and jumping in on the thread!

If anyone is in Vegas, stop by and see me for a beer or three, my office is somewhere on the 30th or so floor of Treasure Island this trip out.

How long will you be in town? I would enjoy meeting you and having a beer at the same time. Not often can you connect with a 10000 poster.

Congratulations Will!!! That deserves a lap dance! But not from me.

Thanks to all for the warm welcomes. There is a ton of material to read and learn here, and I'm just getting started. I'm sure I'll be asking a lot of questions once I get through a few steps and create a business plan. I don't mind taking this slow as I want to be good at it.

My name is Robert Wright, a golf course superintendent by trade, looking into learning more about real estate investment. The golf market is dwindling, especially for older people like myself, so I need to create new opportunities for my future. This site looks like a great place to start, so I'm excited to start learning from the professionals.
