While their niche had become fix and flip with Value add - turning SFRs into duplexes and adding ADUs to their rentals, they went from a Joint Venture to a Foreclosure (from 2nd position), to finishing a rehab and flipping during a crazy housing market! During the Pandemic Greg was laid off, there was a 1 year extension of city permitting process, massive cost increases, jumping hoops for PPP Loans and Unemployment and maintaining sanity.

Affordable Housing is a bipartisan issue that is now being taken seriously throughout the country. Everyone can unequivocally agree that housing options are needed whether you are a renter, property owner, government agency, or investor. Ironically, many solutions to this dire need for housing already exist through the fascinating world of current-day preFABulous tiny-homes.
Tiny-homes are the popular trend that has legally made its way into backyards throughout the state. California government agencies are now tiny-home friendly. They are encouraging homeowners through incentives to add permanent tiny-homes ( aka Accessory Dwelling Units/ADU )to their properties to increase the housing stock. An ADU can come in many forms, a.k.a. 2nd unit, guest house, backyard cottage, companion unit, granny flat, mother-in-law unit, casita, tiny home, healthcare caregiver, or investment rental. It is an attached or detached residential dwelling unit which provides complete independent living facilities for one or more persons and is located on the same parcel as the single-family dwelling is situated. In some jurisdictions, backyard units can even be Movable Tiny Homes!
