I like low income. Simpler investments, you meet some interesting people. Looks like you have a good deal. Meet the tenants first, and try to get a feel for how long they have been renting, planning to rent, and whether or not it's a good neighborhood in their opinion.

I would fly there go to some local REI meetup groups you identify online. Do your research beforehand to see which of the meetup groups are the most active. Might give you some insight to the attitudes of the investors there about their own market.

There is a great company doing this based out of Nevada called Seed Capital. They help to get you the cards, and transfer balances. Really neat concept, and so long as you are confident you can sell the property before the end of the interest free period, you should be absolutely fine!

If you do this without their consent, you are putting yourself in serious legal hot water. Just google the sheer number of legal cases where literally this exact thing happened. Approach them, if they say no, then no dice, find something else.

Impossible to say. The global market is crazy right now, everything is teetering on the brink and could essentially fall in either direction. If I was to hazard a guess, I would say expect to see some strong economic shifts in the next 18 months. The US election could change a few things. Pressure on China is mounting, Britain has let the EU. The USA should hedge it's bets and keep positive relationships with its closest trading partners and neighbours. If Trump is reelected, those relationships will only be further strained. REI is directly tied to the health of the market as a whole.

@Joaquin Camarasa makes a good point about the renter. But you really don't want to settle for low rent, long term tenants. Shop around on online platforms for competitive paying tenants.
