Thank you everyone for your input. Lots to think about here. I am also very interested in commercial real estate but I know very little about it. @Adam Lendi where would you suggest I start learning about commercial - books and/or websites?
@Jeff White - is it really realistic to find multiunit properties right now in Denver? I haven't seen much of this on the market but maybe I'm not looking in the right places.
@Peter Pham I also agree that it may just be best to hold, but the opportunity for rent increase is limited due to the 878 square feet and the condition of the property. I have considered rehabbing the property to add more square footage and a garage, but it would be a pretty major project which I have no experience in
@Chris Freeburg I'm glad to hear your optimism and I do think the sales price might surprise me. I am much more interested in long term appreciation than cash flow and I want to make the best decision achieve my goals for 10 years from now rather than the next few years.

Hi all - I own a 3/1 SFR in Denver free and clear. It currently generates $1350 in gross rental income. Current market value is approx 350k or more. It is under 900 sq ft and needs work, but I can easily sell it now as-is. Seems like a good time to sell but not a great time to buy.
I could also do a seller-carry to the tenants (they've been there for 10 years and most likely won't be able to qualify for a conventional loan)....
I'm 49 years old and want to put together a 10-12 year plan to generate as much passive income as possible (I'd be really happy if I could reach 8k/month net - is that totally unrealistic?) I've been thinking of doing a 1031 exchange into 1-2 new properties. I am more interested in future appreciation than current cashflow.
Seasoned investors, what would you do if you were me? Look at Colorado markets? Look at out of state markets? Buy one solid property in Colorado or a few out of state?
Would love to know your thoughts. Thank you!

Hello all- I'm under contract to purchase a SFR investment property in the Northwind subdivision (Vickars/ Montarbor). It's a 3 bed 2.5 bath, 1500 sq ft finished (+ 450 unfinished basement for total of 1950 sq ft)) built 1997 with some upgrades. Would this property rent for $1800/ month? My realtor tells me this is no problem but it seems overly optimistic to me. I'm not finding much rental data on that size property in that area. I could also add a bedroom to the basement to make it a 4 bedroom -is $1900 realistic in this case?
