@Al I loved your podcast and I'm excited about reading your blogs after I make this post. As for the phrase "tenant free", I'm a little late to the response because This is my first week with the blog, but I would think it means "rental income without needing it".

Examples are charging to use the following:

Washer and dryer

Garage

Storage

-------------------

Here are a few I've been thinking about:

1) setting up a strong wireless modem and charging $15 a month for the access code which changes every month.

2) offering basic cable kind of like an HAO does and then adding it into their rent.

3) redbox so that tenants can rent DVDs and games. Would probably work best with 20 plus units.

4) adding a laundry soap dispenser in the laundry room.

Sooner rather then later. Once we are done with the construction on our current property, I would like to purchase the second home, I'm guessing mid to the end of this year until we can purchase the second home. Then I would like to purchase 2 Multi family's in 2015, that's saying everything goes well with the first two homes.

All in all I think it should take 5 years to get where we want to be. Any towns you think we should focus on?

Has anyone on here used company credit to buy real estate? I've been talking to a company that said they could get me a company line of credit for 50-70k with in 6 months. I was thinking what if I used the company credit back with my personal savings to do a fast purchase on a home and then took out a HELOC to pay off the company credit. I would love to know of anyone else on her has done this.

My goal is for my wife and I to purchase enough properties to produce $4,500 a month in cash flow. Once we hit that goal I would like one of us, to quit our w2 jobs and focus only on real estate. We have one 4 family home now and we are looking to buy 2 to 3 more small multifamily properties before we start purchasing commercial Multi families.

i'm looking to join this group because I'm new to investing in property's and structuring purchase packages, plus I have limited cash flow.

Its my understanding that this group will help you find properties, help you structure your deals, let you buy in on some of their projects and or buy in on your projects if you can not fund the purchase yourself. BUT you have to pay to join their group.

Is it worth joining this group or is there another group more cost-effective in New Jersey that I can join? I don't know the cost to join renatus just yet, I'm going to their meeting on Thursday and they should tell me then. But from what I'm reading, it can be from $1,900 to $15,000 to join the renatus group.

Is anyone on here a member or a member of a group like it in central New Jersey?

Thanks for all of your replays guys. As for the paint job the building is 4800 square feet, three stories and is a Victorian house. So from what I under stand the going rate is 12,000. Does anyone on here live in New Jersey and have a painting contact that I can get it a cheaper price from? As for the carriage house, if I fix it up and move into I can legally live in it and rent out the other 4 units. If I want to rent out out the Carriage house I would have to have the lot subdivided. I've already got the paper work to have it done, once I have it subdivided I'll have two lot on one loan. I'll have to then refinance the 4 family and have the carriage house free and clear on its own lot. Has anyone does this before? I feel like I'm playing Monopoly, haha.
