Now that I got you to open this post shows my pink mailers work. can someone please please help me?

Does anyone know the laws for wholesaling in New Jersey?

I would like to do a double closing, but I was told this is illegal in New Jersey. Is this true, does anyone have a direct link to where I can read these laws?

What about assignment of the contract, can you do that in New Jersey?

If I cant do either of these would my only option be, to pay for the property and then flip it to my exit investor with in 24 hours? Also how would I go about finding private investors to table fund my 24 hour flip?

Pick a hand for of zips codes you want to focus on. Once you do that google job growth and vacancy rates along with asking a realtor the trends of DOM. Once you've gathered all of that information then just do the process of elimination on those zip codes you picked. Ok, now you have you zip code, the next step would be to drive it and join networking groups in that area.

Hope this helps
