I just finished a book by Jay Decima. The title was "Investing in fixer-uppers". The concept is investing in leper properties, either they need work or have some issues that dive them under market value if the were 100%. This way you have an instant increase in equity. The plan he sets forth has apparently worked well for him.
It's an extremely fast read.
