Hello Everyone, I am looking for a home builder in Cape Coral that can help me to build a specific floor plan. I have the lot and the permits are ready to go. I appreciate your help.

Thank you!

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $128,000
Cash invested: $39,000

Bought the Single-family home for $128000 Cash, plus closing costs and $5000 for renovations. Total invested around $139000.

Then I did a cash-out refi and got a loan for $105000 where $7500 was used for closing costs. I was able to get $97500 back in my pocket.

My mortgage is $734 and the house is rented for $1500. I pay 10% to a property manager.

How did you find this deal and how did you negotiate it?

How did you finance this deal?

Business credit cards with 0% interest rate offers (Using Plastiq)

Thank you, I tried 3 different Credit unions and they told me they don’t do it on rental properties, do you mind providing me the name of the one you work with. Thank you 🙏

Hello BiggerPockets friends, I am working on two new construction projects that took almost a year to get permits, now permits are ready and I need to pay the remaining deposit. My plan was to pay the deposit with 0-interest credit cards that I had at that time (Plastiq) but since the permits took so long, the credit cards will charge very high interest now so I really need to find another solution and I was thinking that I have a rental property that has a good amount of equity and I would like to get a HELOC but it is been so challenging to find a bank, if you know any I will appreciate you letting me know or if you have any other idea that could be helpful. My credit score is excellent but the personal loans are difficult for me since I do not have a Green Card yet only my work permit. Thanks in advance.
