I'd suggest a market where property taxes are low, rental demand is high and landlord laws are friendly.  AKA - Kansas City, Missouri.  :)

@Reeves Coggin Absolutely!  I started buying in Dayton about 5 years ago.  I was blown away by the multi family returns.  Just be aware of the taxes that will continue to creep up each year.  If you can provide an updated unit with great PM in place, you can't really loose in Dayton.

@David Burnie I have worked with a lot of Australian buyers.  My partner and I pay close attention to the currency exchange.  Another partner of mine is actually from Australia although living in the States now.  Anyways, I think I could be a good resource for you if you'd like to reach out!

@Susan Guzzo I'd be happy to share some MO/KS listings with you!  We're seeing some great properties come to market.  Secondly, I love Dayton and Cincinnati, Ohio for multi families!! They are a lot more plentiful there!

@Stefanie Blackburn  Dayton and Cincinnati are stellar areas to invest in for many of the reasons already stated here!  Every now and then I get access to some off market properties in Dayton that I'd be glad to share with you.

@Ashley McWilliams I've been in the market of Kansas City for several years.  Investors keep coming back to KC for many reasons.  High rental demand, nice entry point for purchase (100-200k purchase prices), modest taxes, landlord friendly... 

I also have experience in Dayton and Cincinnati.  Also great rental markets but the taxes are tricky.

@Lain McCanless If you decide to look in Kansas City, Missouri, let me know.  Kansas City has been a strong rental market for years.  Taxes are modest, rents are in alignment with home appreciation.  Lots to love in KC!
