Aside from marketing through websites and posting yard signs -  What are some methods you have found more convenient and helpful when searching for leads. (tenants,buyers,investors).

Hello Kemi.

I would suggest taking your time to review the full report in detail. As @Richard F. previously mentioned " evaluate the complete report and make a decision based on what contributed to the actual score". I would also recommend on obtaining the information from the most recent landlords directly from those landlords.

He wants my house because its in a better neighborhood than the other plus mine is cheaper by 800$ than the other.

I'd definitely recommend for you to obtain rental verifications from previous landlords. Don't feel pressured in having to rush your screening process. Move to your next prospect.

It is definitely nice to have guaranteed monthly payments. Typically, they require an initial inspection - this is prior to the tenant moving in. They have very specific requirements/guidelines and will not allow tenants to move in unless all requirements are fulfilled.

Charging a pet fee upfront is ideal. Including a Pet Disclosure in your lease will also come in hand at the end of the lease term. You would need to be detailed with what pet "damages" they would be responsible for.

With it being an apartment, you might want to double check if they have any restrictions, in some cases Cities also have specific pet restrictions. If you require for your tenant to obtain Renters Insurance - most offer pet coverage (also some may have pet restrictions)

If it is an ESA - you can maybe waive the fee but require medical documentation to confirm it is an ESA.
