What about putting in grass block? Most of them are rated for vehicular travel.

Definitely push the responsibility back on the seller. My preference would be a reduction in purchase price rather than have seller fix it; based on a bonafide quote from a reputable contractor in the area. It puts you in control of what to do and when to do it, after closing.

Coffee is the best deal lubricant. Whenever you're in town, let me know.

Sorry so late to the table....

Any thoughts of trying to build a team among ourselves to identify and obtain properties, raise the money for purchase and rehab, rehab them and bring them back to market and move them back into the marketplace and split the profits between the team?

I'd love to discuss this kind of scenario over coffee or beers.

Mana, Welcome!

I'm in Hawaii as well with contractor developer background. I'm on Oahu helping International Marketplace get opened. If you find yourself on Oahu, let's get together. I am sure we can help each other out.

Aloha Dan!

Also new to Bigger Pockets and just starting to get involved. I come from a different perspective on real estate, namely the construction and developing side but would be willing to look at projects with you and funnel things I come across that fit your program over to you.

Good Luck!

Welcome Scott. I am new to Bigger Pockets as well. I am a construction guy in Hawaii and have been looking around for deals just like you. I may have a tainted view of Hawaii as I am in the industry and working with the wrong people to be doing my fixing work. Beside high land prices, the cost of living in Hawaii is high, driving up the cost of labor and renovation. I would be delighted to talk more about what my experiences are in Hawaii if you like.

Post: Can spending time on the beach at Waikiki be overated?

Hi, my name is Mike Darcey, I am new to Bigger Pockets and real estate investing but interested in getting involved and solving my early retirement problem. The problem is I have no early retirement!

I do spend more than my fair share of time on the beach at Waikiki, but that's only because I live in Hawaii and work as a construction manager/project manager for commercial projects, particularly retail projects, which, in Honolulu, are concentrated in Waikiki.

I found bigger pockets as an Itunes podcast and have thoroughly enjoyed Josh and Brandons' banter and the information and knowledge they have put out there for folks to learn. I am interested in taking some of that knowledge and putting it to some effective use in the real estate market. I am personally looking at growing my own portfolio in a balanced approach with some buy and hold properties as well as getting involved in fix and flips. Since I am new I would love to help experienced folks get their projects done just to get some experience under my belt and build up some confidence.
