Blue Springs is definitely on the higher side, so with ~$20K down you’ll usually see better entry points in Independence, KCK, or nearby submarkets.
A couple examples I’m working on: a 7-unit package in Baldwin City (4plex & 3plex, can be purchased conventionally or commercially) with value-add upside, And a mixed-use building on N. 7th in KCK that’s already cash flowing.

Welcome to KC! Since you asked about Gladstone, Independence, North KC, and Raytown, here’s a quick overview:
- Gladstone/North KC: Solid working-class tenant base, lots of B/C class multifamily. Often stable, but watch for older infrastructure. And depending on how you plan to rent, some areas do not allow STR in KC, so look for those regulations as well.
- Independence: Larger rental pool and affordable entry points, but tenant quality and management can be hit-or-miss depending on the block.
- Raytown: Consistent demand and steady rents, though price growth is slower than hot spots like Midtown/Westport.
Common mistakes for out-of-state investors:
- Underestimating property management — KC can vary block to block, and good PM is essential.
- Relying only on “market rent” data — many properties are under-rented, so check actual leases.
- Skipping CapEx reserves — most multifamily stock here is older, so budget for roofs, plumbing, HVAC.
