I like to meet my potential tenants in person after screening, start building trust and making sure I'm not a faceless bank account to them. You're going to kill it!

@Dani U. many online rent payment portals offer denial by property or by individual tenant.

I'm in @Rick S.'s boat conflict-of-interest wise but that BP link is a great resource :)

@Chris Latham I'm really sorry to hear that you're going through this. I guess this may have come out in a face-to-face meeting before lease signing but it also may not have. I think you're smart to document everything, fulfill your side of the arrangement, and get her out of there as soon as you can. 

(I am not sure how much sod costs or how big your yard is but I would personally run the math on whether it is cheaper to give her the discount or maybe just let some sod die)

My empire is considerably smaller than yours but, so maybe is my attention span. I sometimes worry about being overly invested in real estate and not diversified enough so I use my cycles of boredom with the industry as an excuse to learn something new, get into day trading, or small business lending. I always come back to real estate but when I do, I'm fresh.

I think it should be possible, if you hire good contractors, to renovate upstairs without having to move the downstairs tenants but I don't know that from experience and I wish you the best of luck.

I really respect the lessons you took from your experience! Great work keeping your head and looking on the bright side. I also started renting not knowing what I was doing at all and I can confirm that if you apply your new lessons the experience can actually be incredibly enjoyable :)

I completely agree with @Kaycee Miller, screening is 100% the most important thing you can do. I also like to call and verify their current employment. The best advice I've heard on the subject is to step back, when considering a tenant, and ask yourself if you would lend them $200,000+ in cash - if not then maybe you shouldn't lend them your property.
