@Dylan Tettemer Hi there! I'm an investor up here north of Denver in Ft Collins and can attest that markets are growing strong. A lot of people manage properties out of state themselves and with the right software I bet you can do it. I recommend taking the extra time at the beginning to build strong relationships with a few vendors so that you can trust work you need to have done while you are remote.

Tough problem, its tricky to know in advance what will set off a renter and how antagonistic that will make them. I try to mitigate damage they could cause by doing a regular inspection and if I notice any damage caused by them I give a deadline for proof that they've had it fixed or I have it fixed and charge them.
This way I have an eye on the property throughout and don't have to hope that their security deposit will cover anything. Plus, with a precedent for having to pay to repair damage along the way I find them a little less likely to cause more damage before I have the option of not resigning them.

@Joel W. Could you create a sublease for him for the shorter duration? That way your current tenant is still ultimately responsible and you can try him out in case he wants to be added to the primary lease at resigning?

Like many have of the ones suggested I would aim for any service that pulls from one of the "top three" national credit bureaus. Local agencies often miss out-of-state information and those three (Transunion, Experian, and Equifax) are generally considered the most comprehensive and accurate.

You don't have to go through them directly, though, many third parties pull their reports.
