How do you get proof of payoff from a mortgage company that doesn't exist anymore?  The seller is elderly and doesn't have paperwork.  The lender was Beneficial Tennessee Inc.

Can anyone recommend some active commercial developers in Nashville?

Welcome Dennis! My advice would be to visit the local meet ups. You will get to see people that are doing all types of real estate, their stories and suggestions will help you decide if flipping is the route for you or something else. Also, like mentioned before-podcasts, I attribute a lot of my successes from what I have learned listening to the BP podcast as well as Matt Theriault's podcast. So in short networking + education. At some point you will have to take action on everything that you learn but this should be a good start. Blessings!

Wholesaling is a big part of my business and in Nashville I agree that it is super competitive and tough right now.  I strive to be as ethical and upfront with everyone I talk to.  In this market sellers are getting multiple offers from wholesalers and they know its a sellers market, that's why building rapport is so important.  I try to make sure I have an end buyer in mind before I put a property under contract so I don't waste the seller's time.  I also have my cash buyers calling/texting regularly to see if I have anything available- so I am needed.  I had a seller last week tell me that she went with my team because we kept in contact with her and did what we said we were going to do.  Her husband passed away and she wanted to sell her house quickly and move to Ohio with her sister.  The offer you make is not for everybody, that is why wholesalers have to go through so many leads. Even though you are my competition I encourage you to keep going but if you decide to change directions I will be happy to buy your old leads:)
