I can add you to my buyers list.  I also attend a deals meeting the 2nd and 4th Tuesdays here in Nashville.  They actually just had a meeting where investors brought their best tradesmen to the meeting.

My brother and I ran a direct mail campaign a little while ago and had a really good response rate, however the hard part was evaluating comps and finding buyers.  We are combing back through those leads and making offers based on what the properties will rent for.  We are working on a few where the owners have agreed to do owner financing so we are going to hold those for our portfolio. I think it can be done but since people are open to owner financing we changed our direction a little. 

'We Buy Houses Cash 555-5555' Yellow sign, black letters.  The handwritten with a big black sharpie converted better than when we had them printed by a company.  I also heard that if you do have them printed use white sign with blue letters.  If you are looking to build your buyers list: "3 beds/2baths Must Sell 555-5555"

I have a realtor friend that has worked in that area for a long time.  Do you have a property for sale there?
