Hi Walder,
Hope you're doing well. I wanted to ask if you did use Rehab Financial Group for funding.
If yes, how was your experience?
If not, was there a particular reason you decided to pass on working with them?
Appreciate any insight you can share. Just doing some due diligence before moving forward with them.

I'm seeking a joint venture partner to cover financing-related costs (~$250K–$400K) for a $1.7M land improvement loan. The funds will cover the down payment, origination, and closing costs required to unlock the development phase of a residential project.
I'm offering a 15% return on your contribution, paid upon refinance or sale, within 12–18 months. The deal can be structured as a preferred equity investment or secured note, depending on your preferences.
The project has strong fundamentals, a defined exit strategy, and is ready to move forward. Let's connect if you're open to a conversation.

Post: Need Private Lenders/Partners Who Fund Earnest Money Deposits or Deal-Locking capital

Hi BP community,
I'm a private and hard money funding broker working with real estate investors across multiple markets who often come to me ready to close, but short on upfront capital — specifically earnest money deposits or initial funds needed to secure their investment financing.
These are real, verified deals — most are fix & flips, cash-out refis, or bridge loans — but they hit a wall when they can't lock up the deal due to a missing deposit.
I'm currently looking for:
-
Private lenders or micro funders who can provide short-term capital (typically $2K–$25K) to cover EMDs
-
Equity-based partners willing to fund in exchange for a small piece of the deal, interest, or quick return
-
Creative structuring options — open to JVs, lien positions, repayment out of closing, etc.
If you're already doing this — or open to exploring it — I’d love to connect.
Let’s help more deals close and more investors succeed.

Thanks in advance — let’s get some wins together!

Need a direct lender to fund a ground-up, non-owner-occupied rental property project. My client has strong FICO & liquidity, but the challenge is he is moveing from fix & flip to new construction—no prior ground-up experience. Please contact for additional information if interested.
