It's official, I'm all done with my first house hack renovation. It was a long a road and I learned a lot and made so many mistakes. But I did it. Now on the hunt to find tenants. Listed it on furnished finder for 2 rooms. Finger cross.
For the newbies, all the hard work and frustration is all worth it. Keep looking, don't give up.

So lately I had to calmed down the noise in my head about what I should do and not do with my property. It's been a challenge listening to different contractor's ideas about what I should do and not do. I had to really think and decide what's best for me, what will work now and for the long run.
I'm about to start rehab on my property. Any advice on the do's and don'ts?

Hi Gabriel, I was in the same situation last month. I closed on a property where my seller's credit was more than my closing cost. I cou not my My rate down but my agent made sure I got the difference. I got a check a day after closing. I was thrilled because I can put the money towards rehab.
hope it works out for you.
Hi Devin,
Thank you for clarifying. I heard David mentioned it in a podcast. I looked into it.
Thanks for replying.

Today I received the keys toy first property. In July I made a goal to buy my 1st property before the 2022 ends. And today my goal is accomplished. I have gone through one loan approval, but failed, 2 maybes, and then 1 we will do our best. The last one did their best and got me approved. While I can take a deep breath for finishing this step, but it's not over yet. Next I have to rehab, rent, then refinance. The (BRRR strategy).
For those newbies starting out and keep hearing nos, don't give up. Keep looking and keep asking questions there is hope.
Post: Recommended book for Christmas gift.

Ok guys... I'm almost done with the book " Real Estate by the numbers" by Dave Meyer and J Scott. I recommend this book to anyone looking to understand how numbers work in the investing world. I wish I learn this information years ago. It would have save me a lot of time and stress. I also think this book should be in High School and college curriculum. Many students graduate from school and get into bad debt all because of lack of knowledge. This book provide the information on understanding how to invest, understanding the numbers and decide what's best for you. This is a great book to read and give as Christmas gift. I already ordered some to give as gift.
For the newbie investors like myself, "buy this book", and also the "BRRRR" book by David Greene and "Rental Property Investing" by Brandon Turner.
This only a recommendation. By any means no one ask me to do this.
From a recent episode I was listening to, David Greene mentioned about buyer receiving credit from the seller that is more than the down payment and using the money to buy lower interest rate. Can you elaborate more on that please.

To my BP family
Two days ago I put an offer on my first investment property. Offer accepted and today I had a home inspection; passed. I must say after spending hours (sometime 10 hrs 3-4 days a week for 2 months) of BP podcast, I finally got the confidence to take action. Thank you to all of you who have guided me through advice and answered my questions. I know this is just the beginning.
ps. Will post again after I close.
Thank you again.
