I would highly suggest the east riverside corridor in Austin.  I know of about 10 projects(oracle campus and multiple Class A multifamily & mixed use developments) in that area which are in the permitting stage.  It is going to be a whole different ballgame in a few years.  It's about to undergo the transition East Austin and South Lamar recently went through.  There are a lot of affordable homes that need some work but could be great long term holds.
