Move the appliances and utilities around only if it creates a more efficient layout and use. It'll be worth every penny you spend.

@Jeff Gates - which software packages are you thinking of? Specifics please.  I'm getting back into rental business and don't want to re-invent the wheel.

As was mentioned, the idea is to increase living space.  In addition to what was already mentioned, in my area finished basements and central air adds brownie points around here. However, these things can be location-specific. In my area there is a lot of older housing from 1900s on smaller lots so conversion activities vs adding new additions is common. Just re-arrange the footprint.

No Justin fox, a buyer does not 'appraise' real estate. There is a big diff between appraisal value and market value.

Increase the number of bedrooms and baths can bring a higher appraisal.

Consider multi-family properties for house hacking; may be easier to get a loan since it will be personal living as well.

Thanks @Joe Splitrock for info.  I'll have to find out more of the diff between therapy and emotional support dogs.  Therapy dogs do require some sort of certification but I will need to find out if they are Exempt from a 'no pet' policy.

what are the differences between emotional support vs service vs therapy animals?.  Do all of these qualify for 'no pet' exemptions?

 I know or believe that service animals and therapy animals requires some sort of certification before providing a service, while an emotional support animal appears not.  From this post, it appears all animals require some sort of vet review.

i wouldn't include utilities in the rent. How much is enough monthly monies to cover future student utility use? They should be old enough to remember to pay monthly bills.  Students typically don't have their utilities shut off for non-payment. Moms and Dads come to the rescue before that happens
