@Roland Paicely Thanks for the reply! Yeah I have a few whole salers that are interested in doing a JV with me, they mentioned that they are relatively new as well but have done JV or a few deals on their own. My main caveat is making sure that I don’t get jipped in the process (ie them having the address and going behind my back for whatever reason to get the deal without me). Not saying they would but they don’t know me to not right? I always give peolel the benfit of he doubt ad wouldnt thinknthis but ive read/heard too many stories online it makes me little nervous

@Ned Carey Thanks for that! Hmmm I’m not even sure how to check if other places have two units on places like Redfin or Zillow. I Maybe I need to work with a realtor to find those comps. Got to make sure Everything is in legal writing. Yeah the seller said it’s front of Lake Montebello. I’ll check my comps again to only do within 3 blocks! Just called the zoning office and they are not open now but I’ll call again first thing tomorrow morning! Since my viewing is tomorrow I suppose my goal tomorrow will be to simply walk around the property,take really good pictures, build rapport with seller (it’s not the actual homeowner but an acquisition specialist that is doing the viewing with me), and take lots of good notes about repairs as I can. I’ll bring a repair sheet. Going to try to wing it!

@Nicholas Borda yeah I’m very worried about being sued for something I’m not aware of, there so many little things I have questions on. I’m most concerned about estimating these repair estimates by myself and the whole contract portion. I think I really need a mentor

@Nicholas Borda no they know I’m not the one buying the property, it’s an LLC selling the property! I told them I work with investors who will buy the property, I just help them locate it

I have my first viewing on Monday at 7 pm!!!! So excited and so nervous lol. The guy is asking for 60,000. I went on Zillow to find comps, I’m scared that they will get someone before mOnday since it seems like a great deal? Its a townhome- 4 bedroom, 2 bathroom, 2 kitchen unit. seller sais its set up as a two unit. 21944 sq. Pics attached. I found comps with same bedroom, bathroom, and prett much same sq for : 155,000 (within 2 blocks of seller) 128, 000 (within 2 blocks of seller) 181,100 (within one mile) 169,000 (within one mile) I haven’t been able to ask about repairs yet but the place looks pretty bad. It’s in Baltimore Maryland. I really appreciate it. I’m considering getting a contractor (she’s charging me $300) to estimate repairs on site or doing a co-whole sale with a more experienced wholesaler.
