I am being charged 130 for a 3/1 1000 sq ft. The guy told me that he used to work for a contractor and no is working for himself without a license

Im hope that i am making the right decision in building an ADU. i am Curently refi to cash out and build a 3/1 ADU. I lovenmy privacy but am willing to sacrifice that for a year or two and buy somewhere else and pay half of my new mortgage with ADU cash flow

I currently own two properties both with good amounts of equity. I live in one and rent out the other one. The one i rent i pay 550 out of pocket monthly. I plan to refinance and not sure what to do with the equity. The 3 options i have came up with it is 1. Pay off one property ill be saving $1000 a month, 2. build an ADU were i currently live, i plan to rent it out to section 8 hoping to get top dollar $2400 a month or buy a multi family home although prices in Ca are very high.
