@Account Closed I think I'll do jut that when I'm back in Cleveland in a couple of weeks. I have had to initiate several evictions over the last year and it will be interesting to see how the process works in the courtroom.

Lucky for me evictions in Cleveland are a quick process. from the 3-day notice to the tenant to the actual eviction is about a month. I can also file a second cause and supply an invoice for lost rent, late fees, eviction costs, and anything else the court deems acceptable and file it against the tenant and then send the collection agency after them. In the case of an unemployed tenant I don't bother with the collection agency, but I still file it all with the courts so anyone doing a background check or credit check will see the eviction and unpaid amounts.

I'm tired of taking a hit by these tenants, so I'm making sure all my existing tenants understand that there are consequences for not paying your rent and breaking a lease. No more Mr. Nice Guy... Come on sing it! I know yo know the song.. :)

I have partners on all 3 of my major investment projects right now, and I am starting another project with one of those existing partners. All partnerships do not end badly. If they are then you're doing something wrong. Whether it's not vetting your prospective partners well at the beginning, not ensuring expectations are in line, or not managing the project well, something is wrong in the process if all your partnerships are ending badly.

When I first start engaging a new business partner, I ensure that our expectations are in line, and I am very upfront about how I want to do business and what I require from my partner, and what I will be doing. I also like to cover what can go wrong and what needs to happen when it does, everything has to be on paper, and I require my partners to have their lawyer review it all and ensure they understand it.

I have had a couple of instances where I have had to go back and find some pieces of information in some paperwork somewhere and show it to an investment partner in order to resolve an issue, but it has, so far, always worked out well.

Weebly.com is pretty easy, but GoDaddy also has some cheap and easy packages available as well. what kind of a site do you want to set up?

I have found that S8 in the one property I have that has S8 is a little above market, but if it wasn't I wouldn't bother with them as they are such a PITA. I have more issues with the S8 office than I do with their tenants.

Hi @Gerald CrawfordIt may help if you included some more info in your post like where the building is located, it's age, building type, current occupancy (if any), type of work require, etc. I think you'll get more interest by providing as much info as you can.

I am also from the Vancouver area and invest mostly in the Cleveland and Akron, Ohio markets, but my business partner works out of Atlanta, and I have some experience with the Houston and Las Vegas markets as well. I have an old retired guy that has been in the building I bought just over a year ago for upwards of 30 years. Every time I come to town to check up on the property I bring him a bottle of Beringer White Zinfandel, and he lets me know everything that has been going on in the complex while I was away, and gives me a little more history on the buildings. He's never moving out.. :)

On all my MF properties I install horizontal blinds for windows, and vertical blinds for sliding doors. I haven't had to deal with the issue yet on my SFH's as they came with curtains and I haven't done any turns yet. I guess I should start thinking about it though.
