@Mehran K. I can email you the proforma and details of this property if you would like, and you can geek out over the numbers. =)  It IS a beautiful property.  Will not last long.  I actually may have a buyer at $58K on this one....but no one has signed yet.

Hey @Benjamin S.!  I see that you reside in the awesome town of SF! So, if I were you I would be more concerned about the regulations in the city (if you are hiring in the city) rather than the actual Workers Compensation.  Workers Comp is an easy thing.... no need to be AFRAID of a simple insurance policy, it's probably more cost effective than you think.  Shop it!!  =)

  What IS scary and going to cost you money, and energy especially in San Francisco is Payroll Taxes, Health care regulations and other time keeping regulations that will keep you on your toes. I can't even start to imagine any other regulatory issues that may arise in SF. My "other" non-REI business just got permitted to do business in the City after a 3 year (and over $100k) permitting process. San Francisco is a different beast!!!

Now...if your business is NOT in SF-- then it will be an easier feat.  Just remember, if you are hiring these guys and telling them what to do, where to be etc you cannot 1099 them.  They are employees and the IRS wants their payroll taxes....they WILL come after you for it.

Think about this: The IRS is  going after UBER stating that the UBER drivers are employees and not contractors  (Even though they supply their own tools, and set their own hours??)  Lame in my opinion.

Confirming this is a C neighborhood.  Rents per Rentometer:

our results are based on:
  • 35 3-bedroom rentals
  • …in a 1.55 mile radius.
  • Median rent: $700
  • Average rent: $796 ±6%
  • 60% between: $570 – $1022
  • 80% between: $452 – $1141

Hi @Account Closed, 

I am double checking with my realtor/partner on the class.  I want to make sure I get it right. =)  Maybe my idea of C class is not a war zone, but a good lower income family area, blue collar working class.  But you might be right.  I say $1000 repairs to get it re-rent ready for the next renters.  The house is structurally sound  I walked through it a couple of weeks ago and it looked really good (better than I expected honestly!)  Might need a little paint, but again, I'll double check on that.  Thank you for the questions.

Holy cow!!  That is such a great accomplishment.  Kudos to you for sticking it out for the three years.  I just decided to take the leap into Multi-fam.  I have other commercial/office but Multifamily will be new for me.  I'm still on the hunt, but will keep looking.  =)  

It's posts like this that inspire me to reach just a little beyond my comfort zone and do a BFD...big fat deal.  You are a baller!  Love it.  Great job Jason...and I kinda like your last name too.
