Spend half of it, or even a fractional amount of it, on some form of education that will get you an "in demand" job, and spend the rest for a couple of units at 20% down

This is the kind of stories they need to do podcasts on, everyone thinks you buy a unit, spend 50k, and suddenly profit 30k.
The only person to blame for this is yourself, you rolled the dice on a questionable home, and here is the outcome.
Hopefully you find cheaper contractors, might have to settle for C- work, keep your costs low, and hope you break even. If your lucky even make some on it

For those who own units in mid Canada:
Looking at getting into the Regina Real estate market. Maybe some other smaller cities Red Deer ex...
I see many 60-100k homes, smaller sqft, older, need lipstick and maybe 10k in new cabinets etc.
For those of you who know the area, do you suggest spend the extra money and get a turn key 200k unit, or gamble on the lower end, dump in 20k, and rent it out.
Regina seems to have a very small availability of homes for rent, only condos. The houses that are available, are priced quite high.
I'm from Vancouver, so seeing homes for 100k makes me question literally everything.
This would be my third purchase, it's either a 100k house near a uni / hospital. Or a 4plex for 4x the price.
Any and all comments appreciated. If anyone is interested in talking over the phone, drop me a message. I would happily discuss the Vancouver market, having lived here for 25 years.

Usually takes me a month to get my units rented.
Meaning my unit is overpriced. Works for me, but not for all.
If you can't find a tenant, it's simple as that, your overpriced. The demand is not high enough for your unit.
