Hey Kyle, I believe that is a savvy business move to create more cash flow for yourself and maximizing opportunity as a successful investor.Good communication and transparency between both tenants and you will set boundaries for a healthy relationship within all parties. In Columbus, I'd recommend keeping an eye on multi-family properties, especially duplexes and triplexes. They tend to offer solid investment potential and are in demand among both renters and investors. Single-family homes with rental potential can also be a strong option.
