@Axel Norvell I have a home listed in Spring Branch $340,000 and another coming up near Airline in 3 weeks $170,000 which might suit your needs.  I'll figure out how to post on Marketplace.  PM if interested.

all good questions will.  we're still in progress, estimate 6 months total start to finish.  second floor adds 2 bedrooms, 2 vanity areas and a shared shower/ commode; as well as flex/ family/ entertainment area.  there are plumbing hook ups for another bedroom or bar area, if desired.  

advise:  determine if scraping and building brand new is better.  not much is salvaged from existing structure. pipes, electrical, foundation all torn out and replaced or completely re-done.  even the existing irrigation system is being torn up and the foundation and sewer / storm water drainage work is being completed.  

brand new structure would be an additional $200,000 and 3 months to the time line = more risk than we wanted to take on at this point.
