Many investors I have worked with buy in out-of-state markets with steady job growth, strong rental demand, and landlord-friendly laws.
For first-time investors, I highly recommend working with a professional property manager. Managing a rental yourself can be time-consuming, especially if you're handling maintenance, tenant relations, and lease enforcement. 

There’s no one-size-fits-all answer, but if your goal is to scale your portfolio and maximize returns, focusing on the right market and leveraging expert property management from day one can set you up for long-term success.

I understand that taking the next step can feel a little intimidating, but you're definitely in the right place! Financing through an LLC can be tricky due to Fannie Mae and Freddie Mac guidelines. Typically, the investors I work with purchase properties in their personal names and then quit-claim the title into their LLC after the deed has been recorded.
