From the 11th financed property what is the ballpark mortgage interest one should expect from local lenders ? Note these are not Freddie Mac or Fannie Mae loans. Trying to get a ballpark of how much more the mortgage interest rate would be relative to rental properties (upto 10) financed by Freddie Mac or Fannie Mae loans

@Dustin Heiner : I should have been clear on this. Am totally open to using a leasing/listing agent, I need to absolutely. However, once through with that, i don't want to waste the spend on monthly fees for property management since my rentals are new homes or max of 5 year old homes

@Dustin Heiner : Thank you Dustin. I totally agree to the advantage of PM. My strategy is to buy relatively new homes, so there is hardly any repair, if not zero, and the PM get all the monthly fees for doing nothing. Ie i wanted to check here. If i had slightly older homes as rentals, i would always go with PM

My rental property is in a different state outside of the state i live. Currently i have a property manager, but i lose 1 month rent for the leasing fees, to both listing agent and showing agent, plus, i also lose 8% of my rent every month to the property manager

Is there any strategy or best practice in doing away with my property manager yet being able to service my tenants if any situation ?

@Mike F. : Thank you. If i could add one more scenario : If the backyard backs to a green belt but which is owned by Govt for "Corp of Engineers" Land ? Is it a positive thing for the residents of the house or is it a negative Or is it neutral ?

@Matthew Paul Good idea. Is greatschools.org rating of 5 considered good? The home middle school rating is 8, but the home elementary school rating is 5.

@Darren Budahn : Bear with my ignorance, what is an asset class in the context of Single family home rentals ?

@Matthew Paul : Agree :-) Let me try to narrow it : I found a good house, great floor plan, nice kitchen upgrades, in a good location with average-to-good schools around. The carpets look below average as they are 7 years old. Do you think potential tenant prospects will pass on the property if i don't change the carpets ?

How would you stack rank the following interior features in terms of tenants' priority while looking for single family home rental ?

  • [S] Sq ft of overall house & different rooms
  • [D] Design of Floor plan
  • [K] Kitchen upgrades & appeal
  • [C] Age and quality of carpet
  • [B] Nice Backyard

From the perspective of a tenant (lease) or buyer (resale), how do you compare and vote for the relative attractiveness of a house with the following characteristics 

  • [B] House's backyard backs to backyard of the neighbor's (behind) house 
  • [R] House's backyard backs to a residential community's street
  • [G] House's backyard backs to open green area
  • [E] House's backyard backs to an expressway or a similar high traffic street

One Example of relative comparison : B is better than R, R is better than G, and G is better than E !
